Air Conditioning Maintenance Services
Keep Your A/C Running Cool and Efficiently Through Every Canadian Summer.
Annual A/C Tune-Ups
Our thorough tune-ups clean, adjust, and test every major component of your air conditioner. We make sure your system starts reliably, runs efficiently, and delivers steady cooling throughout the hottest months of the year.
Coil Cleaning & Inspection
We clean condenser and evaporator coils to remove dirt, debris, and buildup that reduce cooling power. Clean coils help your system transfer heat properly, use less energy, and keep your home comfortable.
Refrigerant & Electrical Checks
We check refrigerant levels, test capacitors and contactors, and tighten electrical connections. These checks catch small problems early, prevent costly breakdowns, and keep your A/C running safely all summer.
Performance & Efficiency Check
We test thermostat settings, airflow, and drain lines to make sure your air conditioner runs at peak efficiency. You’ll receive honest recommendations and transparent pricing for any repairs, with no pressure.
Is Your Air Conditioner Acting Up? Run Through This Checklist First
Before calling a technician, take five minutes to run through this list — it could save you the cost of a service call.
- Is your thermostat set to “Cool”? Make sure it’s switched over from heating mode and set below the current room temperature. If it’s not, your A/C simply won’t turn on.
- Does your air filter need to be replaced? A clogged filter is one of the most common reasons an A/C underperforms or shuts off entirely. If it’s been more than three months, start here.
- Has your circuit breaker tripped? A/C units can trip their breaker — especially at the start of the season. Check your panel and make sure the breaker is fully on. If it’s in the middle position, flip it off and back on.
- Do you notice any unusual smells? A musty odour could point to mold in the unit or ductwork. A burning or electrical smell means turn the system off and call us. A faint sweet or chemical odour may indicate a refrigerant issue — don’t ignore it.
- Is there ice forming on the unit? Ice on the lines or indoor coil usually means an airflow problem or low refrigerant. Shut the system off, let it thaw fully, and call us if it comes back.
- Is your outdoor unit clear? Make sure there’s at least two feet of clearance around the condenser and no debris packed against it. A quick rinse with a garden hose can help if the fins look clogged.

What Is an Air Conditioner Tune-Up?
An A/C tune-up is preventative maintenance designed to keep your cooling system running efficiently and reliably — before the summer heat puts it to the test. Think of it like a seasonal checkup: regular servicing extends the life of your equipment, helps maintain manufacturer warranty requirements, and ensures your home stays comfortable when you need it most.
When you book a tune-up with Markham Heating and Air Conditioning, a fully licensed technician will perform a thorough inspection of your system — checking that your A/C is cooling and circulating air properly, and doing so safely and efficiently. We service all major air conditioner brands.
Here are a few items covered in our 18-point inspection:
| Inspection Item | Why It Matters |
|---|---|
| Thermostat operation | Confirms your system responds correctly and cools to the right temperature |
| Air filter inspection & cleaning | A dirty filter restricts airflow and is one of the leading causes of A/C inefficiency and breakdowns |
| Refrigerant level check | Low refrigerant causes poor cooling, ice buildup, and long-term compressor damage |
| Condenser coil inspection & cleaning | Dirty coils force the system to work harder, driving up energy costs and wear |
| Electrical connections & wiring check | Loose or corroded connections are a common cause of system failures and safety hazards |
| Capacitor & contactor inspection | These components start and run your compressor — worn ones are a leading cause of A/C breakdowns |
| Blower motor & airflow check | Ensures cool air is being distributed properly throughout your home |
A full written report of our findings is available on request after every tune-up, so you always know exactly where your equipment stands.
Why it matters
Regular tune-ups help catch worn parts before they fail, keep your air conditioner running efficiently, and protect your home from carbon monoxide risks. Annual maintenance may also be required to keep your equipment warranty valid.
