Hot Water Heater Repairs

Not enough hot water, inconsistent temperatures, or a unit that won’t fire? We diagnose and repair most makes and models of both tank and tankless water heaters. Manufacturers recommend annual service — call us before a minor issue becomes a major one.

Is Your Hot Water Heater Not Working? Check These Items First

Before calling a technician, a few quick checks may save you the cost of a service call.

  • Is the circuit breaker on? Electric water heaters and many tankless units run on a dedicated circuit. Check your panel and confirm the breaker is fully on.
  • Is the gas supply on? For gas water heaters, confirm the shutoff valve near the unit is open (handle parallel to the pipe = open). If other gas appliances aren’t working, contact Enbridge Gas at 1-866-763-5427.
  • Is there an error code on the display? Tankless water heaters display fault codes when something is wrong. Take a photo of the code before calling — it speeds up diagnosis considerably.
  • Is the pilot light out? Older tank-style water heaters have a standing pilot. If it’s out, follow the manufacturer’s relight instructions. If it won’t stay lit, that’s typically a thermocouple issue — call us.
  • Is the temperature set correctly? Check that the temperature dial or digital setting hasn’t been accidentally lowered. The recommended setting is typically 49 degrees C (120 degrees F).
  • Is there a water leak? Check around the base of the unit and all connections for dripping or pooling water. A leaking tank typically means it’s time for replacement — tanks don’t self-repair once the vessel itself begins to leak.

If you’ve worked through this list and your water heater still isn’t operating properly, give us a call. Markham Heating and Air Conditioning is ready to help — we service all major brands.

Hot Water Heater Maintenance & Tune-Up

Manufacturers recommend annual maintenance on both tank and tankless water heaters. Regular service prevents mineral buildup, protects the heat exchanger, extends equipment life, and keeps your warranty valid. Skipping annual maintenance is one of the most common reasons water heaters fail prematurely — for both tank and tankless systems.

Tank water heaters benefit from annual flushing to remove sediment buildup that reduces efficiency and shortens tank life. Tankless units require periodic descaling of the heat exchanger and inlet filter cleaning to maintain performance. When you book a tune-up with Markham Heating and Air Conditioning, a fully licensed technician will service your water heater thoroughly — tank or tankless. We service all major brands.

Here are a few items covered in our inspection:

Inspection Item Why It Matters
Ignition & burner inspection Confirms reliable ignition and clean combustion on every firing cycle (gas units)
Gas pressure check Verifies proper gas pressure for safe, efficient operation (gas units)
Venting & flue inspection Confirms exhaust gases are safely venting and the flue is clear (gas units)
Heat exchanger inspection & descaling Mineral buildup in the heat exchanger reduces efficiency and can cause premature failure (tankless)
Tank flush & sediment removal Sediment buildup at the bottom of a tank reduces efficiency and accelerates corrosion (tank units)
Inlet filter cleaning Sediment filters on tankless units require periodic cleaning to maintain flow and efficiency
Temperature & pressure relief valve check This critical safety device must operate correctly — tested and flagged if replacement is needed (all units)

A full written report of our findings is available on request after every tune-up, so you always know exactly where your water heater stands.

Why it matters
Regular tune-ups help catch worn parts before they fail, keep your system running efficiently, and protect against safety risks. Staying current with annual maintenance can also be a requirement for keeping your equipment warranty valid.
